Hi Abhay, Check your contract agreement. Normally, it would state that if you break the contract earlier than the 1 year time, you would loose your deposit( i believe thats a one month rent).
I think as long as you don't take back the deposit, it should be fine to transfer to another person. !

Hello All,
I leased a condo 2 months back for 1 year and now I need to go back to
India. I am transferring the lease to one of my friend. But the agent
who did the initial agreement is asking half months rental from me and
the person coming in.
Please let me know if there is any such cost involved as i was under
the impression that a agreement transfer does not involve any agent
fees except for the paper work.
